Possibly, but I know with a slow down in real estate comes lower housing prices and less jobs in the real estate market. So, will we see lower real estate prices in homes new and preowned? Will we see people that are upside down in their home leases? Will this effect have a rise in home foreclosures? How many people have been saving for a market correction in real estate to buy these homes at a discount?

Yeah, unfortunately with the increase in interest rates there is always the risk of a large increase in mortgage payments and that will affect those living paycheck to paycheck.

We already are and have been for a number of months

Yes, but not immediately. It will take time for any current equity to be wiped out.

When sub-prime loan start to ARM(Adjustable Rate Mortgage) and low income borrowers are unable to afford to refinance due to rising mortgage rates.

Most will look at the previous crash, 2006-2008, and decide it is too big a risk. Congress should have change the law requiring sub-prime by prohibiting such loans to be refinanced by another sub-prime loan and equity being taken out. But that did not happen. Speaker Pelosi would not have allowed it.
