    About a year ago, I had a pin hole leak in the hot water output flex hose. No real damage, but lots of water to clean up. I went to Home Depot and bought replacement hoses for both sides. After replacing the faulty hose and the clean up I was too tired to do the other hose, so I left it on top of the heater with a promise to my self to finish the job over the weekend. Well, last weekend, (14 months later) the other hose let go...My Motto, "never put of until tomorrow what you can put off until the day after tomorrow". OMG, the wife, "I told you to replace that hose, but no, you had to put it off....(goes on for the rest of our married life, like the time I mistakenly said "that dress really doesn't look good on you"..well to be accurate my exact words were "you look kinda like the girl from the Drew Carry show)..My Bad.       I've been through the late nite gas hot water heater repair scenario!

      Small Hole (or what I "thought was small) rusted in hot water heater.
      -tried to repair with water epoxy, screw with rubber washer, fiberglass epoxy mat, welder....and I forgot what else!...none worked, the POS was completely rusted out!

      Sleep deprived, I notified my work and went to a local hardware shop to pick up the necessary Gas Hot Water Heater and necessary parts. While parking my car, note sleep deprivation, I forgot to put the car in park and almost ran into the side of the hardware store!....DOH!



      PS--the leaky HW heater ruined a bunch of my wife's teaching materials, so I had good reason to get the HW heater fixed!...I really like gas HW heaters!...they heat up nice and hot and don't require any electricity! Also it's a GOOD investment to get a drip/drain pan to place under the HW heater and properly plumb the pop-off valve for over water pressure!

        By code here in California, the pop-off valve can run into the drip pan as long as the drip pan is plumbed to drain.

            Not much else to show down there, it's only about 25x14', and a lot of that is occupied by the HVAC unit and ducting. One of the wonders of living in a place that was built in the late 1800's and then moved to this location in the early '60s. There's an elementary school where this place originally was.
            Real estate abstracts can have some fascinating information in them. For older places, anyway.

                1) demonstrate that you've read the manual
                2) demonstrate that you made some attempt to fix it.
                3) if you're going to ask about jams include the jam code.
                4) if you're going to ask about an error code include the error code.
                5) You are the person onsite. Only you can make observations.

                  It's best to run the pop-off valve directly to the outside or drain if possible! If the pop-off is under pressure for several minutes to a constant high pressure, it will easily overflow the pan! Volume under pressure (pop-off) versus volume under gravity (drain pan exit)...volume under pressure will always exceed volume under gravity!



                  PS--If a spider decides to build a web inside the drain pan exit pipe, there's another problem!
